Garages are not a gold mine. They are just a consequence of the problem
The prices of garages and parking spaces in Slovakia are rising, with the most noticeable increase in Bratislava. The reason is simple – a long-term lack of parking, a growing number of cars and gradual regulation. At first glance, this may seem like an interesting investment opportunity. However, the reality is more moderate. Today, garages function more as a stable, defensive asset. They are able to hold their value and generate relatively predictable income, but at current prices they often no longer bring above-standard returns. The key factor is the entry price. Those who bought a few years ago are now benefiting from the growth. However, when making new purchases, it is necessary to calculate much more precisely – the difference between a good and a poor investment is significant. From the perspective of apartment owners, parking is even more important. It is more difficult to sell and rent a property without parking today. And with increasing regulation, this factor will become increasingly important.
